As William Shakespeare once said, to stage or not to stage? That is the question.

Well maybe not quite the saying, however, today were delving into staging and dressing your home and whether this will have a successful impact in selling a property but also selling it for the very best price.

The goal of home staging is to show a property in a way that would appeal to the widest array of buyers. Using specific techniques like furniture removal and rearranging, painting neutral tones, and placing selective accents. The idea is that home staging can dramatically transform how the home presents without you having to do any major alterations.

Let’s look at some of the numbers of a recent study where 900 estate agents were asked questions about staging properties.

67% – agents feel staging helps a client get a higher price

25% – Of agents do not think the sale price increases, however they do note that the property receives more viewings, and interest which in turn is a factor to help generate more interest

92% – of agents said that staging is beneficial towards the selling process.

82% – think staged properties sell faster than un-staged

41% – of agents said that vacant properties feel different with furniture in them, and they can be brought to life.

A study from the Appraisal Institute found that vacant houses sold for 6% less than occupied houses and stayed on the market longer.

Having looked at all the data and based on our experience, we feel it’s safe to say staging/dressing your home to sell is good advice.
